A RICS survey is a professional inspection carried out by a surveyor regulated by the Royal Institution of Chartered Surveyors (RICS). It provides an independent assessment of a property’s condition to help you make an informed decision before buying.
A mortgage valuation is carried out for the lender’s benefit, not yours. It is usually brief and does not identify defects. A RICS survey is far more thorough and focuses on the condition of the property and potential issues that could cost you money in the future.
The cost depends on the type of survey, the size, age, and location of the property. Clear, fixed quotes are provided with no hidden fees.
A RICS Level 2 Survey (formerly a HomeBuyer Report) is suitable for conventional properties built after around 1950 that appear to be in reasonable condition.
A RICS Level 3 Survey (formerly a Building Survey) is the most detailed survey available and is suitable for older or altered properties.
Most inspections take between 2–5 hours depending on the property size. Reports are usually delivered within 3 working days.
